Summer Summary & Fall Outlook: A Market Update from Lysi

We recently sat down with our founder, Lysi, to reflect on a bright & boisterous summer in the Boise real estate market and to share her insights as we head into fall. With over 30 years of experience living and working in this community, Lysi’s perspective is invaluable—she’s witnessed the ebbs and flows of this market through decades of cycles, and her guidance has shaped the way countless buyers and sellers navigate Boise real estate.
“This market is fascinating,” Lysi shares. “While we’re moving into fall, we see pockets of activity lighting up week to week. Certain neighborhoods or price points may slow, but just as quickly, activity surges. Listings that have been quiet suddenly see showings and offers—it’s dynamic and exciting.”
Indeed, the summer market in Boise was active and encouraging. Buyers are motivated, inventory remains balanced, and while every pocket isn't moving at lightning speed, there’s consistent, healthy activity. In Ada County, 543 existing homes sold in September—an 8.4% increase year over year—with an average sales price of $622,570, up from last year as well. Inventory rose 21% over the past year, offering buyers choices while keeping the market moving steadily. New construction also saw strong activity, with 289 homes sold in September, a 22.5% year-over-year increase.
“Certain areas are particularly hot,” Lysi notes. “Eagle & Harris North are seeing notable activity, as the upper-end and new construction markets are surging. What’s interesting is how these bursts of activity shift over time, creating opportunity for both buyers and sellers.” Older homes, homes built 20+ years ago, continue to move as well—this subgroup had the lowest number of days on market in August and made up for 40% of closings in the month of September.
Behind these numbers, Lysi emphasizes what drives success in Boise: expert pricing, thoughtful presentation, and careful attention to market trends. “With a strong stock market, attractive interest rates, and a city gaining national recognition for its lifestyle and growth, buyer confidence remains high. We’re seeing positive momentum, and we feel very comfortable with where the market is headed.”
