As we look back on 2025, the Boise real estate market tells a clear and encouraging story: strength, stability, and balance.

After years of unprecedented growth, Boise real estate continued its shift into a healthier, more balanced market — one defined by steady home value appreciation, thoughtful buyer activity, and opportunities that rewarded preparation and strategy. Inventory remained limited, demand stayed strong, and while the pace varied throughout the year, the market never lost its footing.

We are no longer in an era of explosive, double-digit gains. What we experienced instead was a market returning to normalcy, supported by strong fundamentals and a continued desire to live in Boise.

A Year Defined by Rhythm, Not Reactivity

While each neighborhood has its own nuances, most areas across the Treasure Valley followed a similar pattern — early momentum, a strong spring peak, a calmer summer, and renewed activity heading into fall and year-end.

Early spring was the clear standout. January through April — particularly March — brought heightened buyer energy, faster sales, and multiple-offer scenarios in many neighborhoods. As summer arrived, the pace steadied. Homes continued to sell, but buyers took more time, inventory increased modestly, and pricing became more strategic.

This shift underscored something we believe deeply: timing and strategy matter more than ever. The most successful outcomes came from sellers who paid attention to market signals and partnered with advisors willing to guide — not rush — the process.

Notably, by late fall and into December, inventory tightened again and well-positioned homes moved quickly, reflecting both pent-up demand and improving buyer confidence.

Across nearly all Treasure Valley markets, home values increased year over year, days on market lengthened to more normal levels, and buyer demand remained resilient, even as expectations reset from the frenetic pace of recent years.

Looking Ahead to 2026

One of the best indicators of the future is a thoughtful look at the past. Based on what we observed, felt, and analyzed in 2025, we believe 2026 is bright.

People want to call Boise and the Treasure Valley "home". Inventory remains limited. Interest rates have eased from their highs. And the market has proven itself steady, not fragile. Futures are never guaranteed, but the data, the trends, and real-time buyer behavior all point toward another solid year ahead.
