August 2026 Boise Real Estate Market Update: An Active Summer Continues

September is moving right along, but before we get too far into the month, we wanted to take a closer look at August’s real estate market data – because the latest numbers tell an interesting story about what we’ve been seeing firsthand over the past few months.

While national real estate headlines focus on slowing sales, affordability challenges, and price reductions, the Boise market has been telling a somewhat different story.

August was active. Buyers were engaged. Inventory remained relatively tight. And perhaps most notably, we did not experience the pronounced summer slowdown we might typically expect.

 

August By the Numbers | Ada County Existing Homes

  • 757 homes sold in August, a 27.7% year-over-year increase from August 2025, when 555 homes closed.

  • Pending sales also remained strong. 610 existing homes went pending in August, compared to 513 during the same month last year.

  • Meanwhile, available inventory remains relatively constrained. Ada County had 1,076 active existing-home listings, representing approximately 1.9 months of inventory. For comparison, we were sitting at approximately 3 months of supply in August 2025.

  • The average sold price for an existing Ada County home was $633,388 an increase of 2.3% from this time last year. Average days on market reached 37 days, compared to 31 days last August.

Put together, the numbers paint an interesting picture: significantly more homes are selling than this time last year, even as buyers are taking slightly longer, on average, to make their decisions.

 

What We're Seeing Firsthand

Of course, real estate statistics always come with nuance.

There is no single "Boise market." Boise, Eagle, Meridian, the North End, the Bench, the Foothills, and individual neighborhoods and price points can behave very differently. Even within the same neighborhood, condition, updates, location, lot, and presentation can produce dramatically different results.

But the broader August numbers certainly support what our team has been experiencing on both the buying and selling sides of the market.

 

Buyers are active, engaged, & motivated.

For sellers, thoughtful preparation matters. Homes that are strategically priced, beautifully presented, and well represented are standing apart. In many cases, we're seeing those properties receive multiple offers or spend just days on the market rather than weeks or months.

That doesn't mean every home is selling immediately – the 37-day market-wide average makes that clear. Today's buyers are informed and discerning, and homes that enter the market overpriced or poorly positioned may have a different experience.

What we experienced with our own Lysi Bishop listings:

  • August was an especially active month for Lysi Bishop Real Estate, with 24 of our listings going pending and 12 homes officially closing.

  • Our team brought 15 homes to market during August. As of today, 14 of those 15 homes are already pending or sold.

We're incredibly grateful for the continued trust of our clients, and these results reinforce something we've believed for a long time: in a nuanced market, how a home is prepared, positioned, marketed, priced, and represented can make an enormous difference.

 

Boise's Story Is Bigger Than Migration

Boise's growing reputation certainly plays a role in the health and vitality of our real estate market.

The Treasure Valley continues to attract attention for its quality of life, outdoor recreation, economic opportunity, and overall livability. Continued investment in our region, including Micron's significant expansion, also contributes to confidence in the area's long-term economic future.

For years, much of the conversation surrounding Boise real estate has centered on people relocating here. And while inbound migration remains part of our market, it is not the whole story.

Some Boise-area residents have spent the last several years renting, watching interest rates, waiting for prices to fall, or simply holding off until the market felt more certain. Increasingly, we're seeing those buyers decide that waiting for the elusive "perfect" moment might mean missing today's opportunity to buy into a growing market.

There is a growing recognition that Boise real estate has continued to demonstrate resilience and long-term appeal, even through a very different interest-rate and economic environment than we experienced during the pandemic-era housing boom.

For some buyers, that stability is creating renewed confidence in the value of owning a home here.

As we head further into September, we'll be watching closely to see whether this summer's momentum carries into fall. For now, August gives us plenty to pay attention to: more sales, more pending activity than a year ago, tighter inventory, and a market that continues to demonstrate considerable demand.
