Boise has long been a city people talk about. For years, we were described as a “hidden gem”...  a place where outdoor access, strong community, and affordability quietly coexisted. Then the secret got out.  The city experienced explosive growth from 2020 to 2021. Home prices surged. Migration accelerated. Idaho became a national headline.

Boise continues to draw national attention, regularly ranking on top-ten lists for lifestyle & desirability. Similarly, our real estate market has garnered attention for paving its own way. Boise’s story is nuanced and doesn’t necessarily mirror national headlines or trends. 

When news outlets want to understand what’s happening here – not just what the data suggests — they call Lysi. Most recently, a WSJ reporter asked Lysi what she’s seeing on the ground in Boise so far this year – what feels different, what feels steady, and what to expect heading into spring. 

Her answer is below. 

While many U.S. housing markets are struggling with volatility, the Boise real estate market has shown resilience and balance. In Ada County, 336 existing homes sold in January, an 8.7% increase from the same time last year. The average sales price for existing homes was $627,000 — up 2.8% year over year. That steady, roughly 3% annual appreciation reflects resilience without volatility. 

For sellers, Boise remains a desirable market with consistent demand. For buyers, the urgency that once defined the market has eased, allowing for more thoughtful decisions and fewer bidding wars. This is a more sustainable pace for both sides.

Idaho’s continued population growth also supports this stability. According to U.S. Census data, the state grew by 1.4% in 2025 — the second-fastest growth rate in the nation. People are still drawn to the Treasure Valley for its outdoor access, business climate, and sense of community. That demand continues to underpin our housing market.

Boise may no longer lead national rankings for affordability, but it consistently earns recognition for livability and long-term opportunity. And importantly, our market does not always mirror national trends. Like our neighborhoods and micro-markets, it moves to its own rhythm.

Statistics alone rarely tell the full story. Context matters. Experience matters. Understanding how national headlines translate – or don’t translate –  is where local expertise becomes essential. What we’re seeing now is not a boom or a bust. It’s maturation. A strong, stable market supported by continued population growth, consistent demand, and a lifestyle that continues to draw people in.
