Ada County Market Update: Demand Continues to Outpace Supply

Across much of the country, inventory has been rising while home sales have slowed. Here in Ada County, we're seeing a very different story unfold. July’s market data supports what our team has been experiencing this summer – strong activity, motivated participants, and exciting momentum. 

July Data for Ada County Existing Homes

  1. 1,105 existing homes for sale (-18.9% year over year) 

  2. 749 existing homes sold (+16.8% year over year)

  3. Average sales price: $631,945 (+2.9% year over year)

One main takeaway stands out: buyer demand remains remarkably strong.

Despite nearly 19% fewer resale homes on the market than this time last year, buyers purchased almost 17% more homes. That's a strong indication that well-priced, well-presented homes are continuing to attract motivated buyers.

We're also seeing steady price appreciation rather than rapid spikes. Home values continue to increase, but at a healthy, more sustainable pace – which is good news for both buyers and sellers.

 

Why Is Ada County Different?

Several factors continue to support our local market:

  1. The Treasure Valley remains one of the fastest-growing regions in the Northwest.

  2. Job growth and major employers continue to attract new residents.

  3. Many buyers have adjusted to today's mortgage rates rather than waiting indefinitely for rates to fall.

  4. Sellers are pricing homes more realistically, leading to quicker sales.

  5. New construction is providing additional inventory, but buyers are still showing a strong preference for existing homes.

While many markets across the country are experiencing longer selling times and increasing inventory, Ada County continues to benefit from steady demand and limited resale supply. Nationally, existing-home sales have softened amid higher mortgage rates and rising inventory, making Ada County's increase in sales stand out even more.

 

Looking Ahead

If buyer demand continues at its current pace while resale inventory remains limited, we can reasonably expect the market to stay competitive.

For buyers, that means being prepared when the right home hits the market. For sellers, it reinforces that properly priced homes, professionally prepared and marketed, are still attracting strong interest.

The bottom line: Ada County's housing market continues to demonstrate resilience. Fewer homes are available, more homes are selling, and prices are steadily appreciating – a combination that reflects a healthy market driven by sustained local demand rather than speculation.
