Important MLS Changes & What They Mean

The Intermountain Multiple Listing Service (IMLS) is making a significant change to how listings and searches are organized: the long-standing “Area” field is being retired. Going forward, searches and listings will be based on zip codes, cities, or map-drawn boundaries rather than traditional area numbers.

For agents and homebuyers, this is more than a basic label change; it affects how market data is reported, how saved searches function, and even how clients see & consider properties.

Why This Change Matters

  1. Market Data Comparisons Will Be Tricky: Historical stats rely on area numbers. Now, future reports will use zip codes. Comparing old and new data is a bit like comparing apples to oranges, so don’t be surprised if trends look inconsistent at first.

  2. Saved Searches Are Impacted: Any active saved searches using “Area” will have notifications automatically turned off until updated to zip codes, city names, or map-drawn areas. This could temporarily disrupt clients receiving alerts for new listings.

  3. Agent Workflow Changes: For those actively working with clients, search criteria may need to be updated to multiple zip codes to cover the same geographic area. This may feel cumbersome at first but will ultimately (hopefully) allow for more precise and reliable search results.

IMLS says the change improves:

  1. Search Accuracy — Zip codes and map searches are more precise than ambiguous area numbers.

  2. Data Consistency — Easier to analyze trends and provide reliable market insights.

  3. Platform Compatibility — Works better with popular tools and mapping apps that rely on zip codes.

  4. Future Flexibility — As communities grow and boundaries shift, zip codes remain stable.

While this update may cause some short-term confusion, it’s designed to make searches more accurate and data more consistent in the long run. How the changes impact real estate numbers and consumer sentiment in real time is yet to be seen.
