When people create their “wish list” for buying a home, they often focus on square footage, architecture, or finishes. Yet some of the most valuable features of a property aren't found within the walls at all.

It’s the neighborhood park where children gather after school. The walking path that becomes part of a morning routine. The Greenbelt that connects miles of riverfront recreation. The coffee shop just a short stroll away. The ability to leave the car behind and enjoy the ease & pleasure of moving through your community on foot or bicycle.

A City Designed Around the Outdoors

Few cities offer the connection to nature that Boise does. Within minutes, residents can bike along the Boise River Greenbelt, hike in the Foothills, paddle the river, enjoy neighborhood parks, or spend an evening at one of the city's countless open spaces. Outdoor recreation isn't reserved for weekends or vacations; it's intentionally a part of everyday life.

That accessibility has been one of Boise's defining characteristics and continues to influence where people choose to live. Proximity to parks, trails, and recreation consistently ranks among buyers' top priorities – in an established neighborhood like the North End or East End, master-planned communities in Southeast Boise, or newer developments in Eagle and Harris Ranch.

Walkability Has Become One of Real Estate's Most Valuable Amenities

Recent research from the National Association of REALTORS® reinforces this idea, bolstering our pride in Boise’s commitment to parks, outdoor recreation, and walkability.

Nearly nine out of ten Americans say sidewalks and places to walk are important when deciding where to live. Eighty-two percent value being within walking distance of parks and neighborhood amenities, and 63% say they would pay more to live in a community where they can easily walk to parks, shops, and restaurants.

Boise Is Investing in That Future

Boise has spent years intentionally strengthening the qualities that residents already value most. The city's modern zoning code encourages thoughtfully designed neighborhoods where housing, parks, local businesses, schools, and everyday services are located closer together. The goal isn't just growth, it’s growth with intention, it's creating communities where life feels more connected, convenient, and enjoyable.

In its first year under the updated code, Boise approved more than 1,800 housing units, dramatically increased approvals for accessory dwelling units, and saw 94% of newly approved homes located within a quarter mile of a bus stop. Private development also added five miles of new sidewalks, reinforcing the city's commitment to creating neighborhoods that are easier to navigate on foot.

Beyond development, Boise continues investing in its extensive pathway network. The city's Pathways Master Plan expands off-street walking and biking routes, often following historic irrigation canals, creating scenic connections between neighborhoods, schools, parks, and commercial areas.

Parks Are More Than Open Space

Boise's commitment to parks extends beyond maintaining beautiful green spaces. Programs like the city's 10-Minute Walk initiative aim to ensure every resident lives within a short walk of a park, reinforcing the belief that access to nature should be part of everyone’s everyday life.

Neighborhood parks are gathering places. Walking paths become part of daily routines. Open space encourages neighbors to meet, children to play, and families to spend more time outdoors. These locations & experiences are often what homeowners seek, cherish, and remember most.

One of the questions we're asked most often is why Boise continues to attract so many buyers. Certainly, Idaho's mountains, rivers, and four seasons play a role. But equally important is the way Boise has protected and expanded the outdoor experiences that make living here so fantastic.

They're also one of the reasons neighborhoods with exceptional walkability, trail access, parks, and recreation continue to remain among the Treasure Valley's most sought-after communities.
