The Ada County housing market continues to experience gentle ebbs and flows. July’s existing homes experienced an uptick in sales and inventory, as well as a moderate increase in median sales price, up 1.9% year-over-year. 

Interestingly, median home prices dipped month to month, shifting from $567,000 in June to $549,000 in July – time will tell whether this is an ongoing trend, a result of holiday travel, or a response to mortgage rates remaining higher than anticipated. However, Ada County's existing home prices are still on the rise compared to this time last year, hovering in a stable and sustainable range, reflecting the long-term strength of our market.

After the frenzied pace of recent years, when homes sold in days and prices jumped dramatically, we’ve settled into a healthier rhythm where supply, demand, and pricing are more aligned. We are in a stable place, offering buyers more options while maintaining strong values for sellers.

In July of 2025, 1,208 existing homes were for sale in Ada County, up 22% year-over-year. This increase in inventory is a positive shift, giving buyers more choices and reducing the pressure to make quick, emotional decisions. More supply helps ensure sales are driven by real value rather than urgency.

609 homes sold in July, an 8.6% increase from last year. While national headlines may suggest a slowdown, our local numbers show solid activity, boosted in part by the increased inventory and a broader selection of homes for buyers.

Historically, as we move toward fall, we see more listings ahead of the winter holidays and a corresponding bump in buyer activity. It will be interesting to watch the market evolve over the coming months, and much will depend on interest rates. As rates ease, buyers often become more engaged, keeping prices strong and the market active.
