Caldwell: A Treasure Valley Town that is Growing in Population & Popularity

One of the things we love most about the Treasure Valley is just how many different lifestyles it offers — and how each town has developed an identity and personality of its own.

You can sip a fancy cocktail at a rooftop bar downtown before an award-winning performance at the Morrison Center, or listen to bluegrass with a local brew in hand after a day on the river or trails.

The best part? You don’t have to choose just one way to live — and you don’t have to drive very far to get a taste of it all.

This weekend is a perfect example. Spend the afternoon wine tasting among the rolling hills and vineyards of the Sunnyslope wine region, then swap your summer sandals for cowboy boots and head to the Caldwell Night Rodeo.

If you haven’t spent much time in Caldwell lately, there’s more happening there than you might realize.

 

A Few Things to Know About Caldwell

  • The Caldwell Night Rodeo is more than a century-old tradition. Its roots date back to 1924, when it began as a gymkhana and bucking contest. Today, it welcomes more than 50,000 spectators over five nights and 700+ competitors, and is recognized as one of the nation’s Top 20 professional rodeos and Top 5 large outdoor rodeos.

  • Caldwell is growing in population and popularity. The city's population reached an estimated 76,629 in 2025, up 27.4% from its 2020 estimate base.

  • More housing is on the way. Earlier this year, Caldwell approved a major development near Lake Lowell with 655 single-family homes and up to 336 multifamily homes, plus plans for roughly 48 acres of commercial development.

  • Downtown's transformation may only be getting started. The team behind Indian Creek Plaza has helped develop Envision Central Caldwell 2050, a long-term vision with dozens of potential projects over the next 25 years. Ideas range from an Indian Creek promenade and parking garage to hotels and even a whitewater park.

  • The restaurant scene has earned national attention. Downtown Caldwell's Amano isn't simply a local favorite: chef and owner Salvador Alamilla won the James Beard Award for Best Chef: Mountain Region, becoming only the second Idahoan to receive the honor. Amano also landed on The New York Times' Best Restaurants list in 2023.

  • Amano's team isn't stopping there. This year they opened Cán Coctelería, a colorful cocktail bar and restaurant upstairs from Amano in a hidden space believed to have been a speakeasy during Prohibition. The concept celebrates Mexican heritage through its food and cocktails.

  • Caldwell is also the gateway to one of our favorite corners of the Treasure Valley: Sunnyslope. The wine region continues to evolve, including the addition of Gem 73 Winery, an ambitious 15,500-square-foot winery designed around wine, hospitality and connection.

 

A Quick Look at Canyon County Real Estate

That growth is showing up in the housing market, too. In July, 284 existing homes sold in Canyon County, up 13.1% year over year. New-construction sales and inventory were also higher than this time last year, while the average sales price for a new home reached $513,605 — up 4.9% from July 2025.

Caldwell may still be best known for open space & farmland, but it’s also becoming an increasingly interesting part of the Treasure Valley story. Between a growing population, new housing, an evolving downtown and a food and wine scene earning national attention, there are plenty of reasons to keep an eye on what’s happening out west.
