Micron's Massive Boise Expansion

Boise is on the cusp of a dramatic transformation, driven by one of the largest private economic investments in Idaho’s history. Micron Technology, a globally recognized semiconductor manufacturer founded here in Boise, has announced an additional $30 billion expansion of its local campus, adding a second fabrication facility (fab) to its headquarters. This comes on top of a previously announced $15 billion project, bringing the total Micron investment in Boise to $45 billion and marking a pivotal moment for the city’s future.
This expansion is part of Micron’s nationwide $200 billion initiative, aimed at strengthening U.S.-based semiconductor manufacturing. With plans for fabrication plants in Boise and New York and expansions in Virginia, this bold investment underscores America’s ambitions to reclaim leadership in high-tech manufacturing, placing Boise at the epicenter of that movement. As part of this effort, Micron has set a goal to produce 40% of its DRAM (dynamic random-access memory) product domestically. According to CEO Sanjay Mehrotra, these investments are designed to drive innovation, create tens of thousands of jobs, and ensure a secure domestic supply of semiconductors—an asset vital to both economic growth and national security.
Micron’s expansion is set to be a powerful engine of economic growth in the Treasure Valley. The company plans to add 2,000 high-paying direct jobs at its Boise campus, with an estimated 17,000 additional indirect jobs expected across industries such as construction, logistics, and local services. Construction is already underway, with chip production scheduled to begin in 2027. Nationwide, Micron’s broader initiative is projected to create up to 90,000 direct and indirect jobs, with a significant concentration of that growth centered in Boise. Both Governor Brad Little and Mayor Lauren McLean have praised the project as a transformative, long-term investment in Idaho’s economic future, reinforcing the state’s position as a global hub for semiconductor innovation.
So, what might all of this mean for Boise’s Real Estate Market?
Micron’s expansion may continue to reshape Boise’s housing landscape. As thousands of new workers relocate to the area during construction and once the facilities are operational, demand for housing, from single-family homes to high-end rentals, will likely rise. This surge may place added pressure on home prices and rental rates, particularly near Micron’s southeast Boise campus. Redevelopment projects, such as the transformation of the Boise Factory Outlets, reflect the growing need for both residential and commercial space to support this influx.
This wave of growth presents both opportunities and challenges for developers. Luxury and mixed-use developments are gaining traction, but rising construction costs, perhaps fueled in part by Micron’s impact on local wages, are making it harder to deliver affordable housing. In response, Micron has committed $75 million through its Community Investment Framework to support housing, transportation, and STEM education.
While we embrace job creation and tech innovation, we also recognize the importance of thoughtful growth management. The influx of people, capital, and construction will test the city’s infrastructure, from roads and schools to utilities and public services. This level of development is undeniably exciting and positions Boise for long-term prosperity, but the key will be managing that growth in a way that honors what makes this city so special. Our hope is that this progress continues to bring opportunity and economic vitality to the region while preserving Boise’s small-town charm, close-knit neighborhoods, and its deep-rooted connection to outdoor living and adventure. Balancing innovation with livability will be critical to ensuring that Boise thrives—economically, culturally, and environmentally—for generations to come.
