Out-of-State Movers Fueling the Boise Boom

New U.S. Census Bureau population estimates reaffirm what we’re seeing firsthand in the market: Idaho remains one of the top destination states for out-of-state movers in the nation. From July 1, 2024 to July 1, 2025, Idaho’s population grew by an estimated 1.4%, making it one of the fastest-growing states in percentage terms — second only to South Carolina — and bringing the state’s total population to over 2,029,000 residents.

What’s even more intriguing is that this growth has continued despite nationwide deceleration in overall population increases, mainly due to a sharp decline in international migration.

 

Where Are Newcomers Coming From?

Locally, our relocation data paints a vivid picture of Idaho’s appeal. Buyers relocating here last year came from a wide range of states, with the largest share from California, followed by Washington, Oregon, Colorado, Texas, and Georgia, alongside one-off moves from other corners of the country. These patterns dovetail with broader migration trends showing strong domestic migration into Idaho from Pacific Coast and Mountain West states.

 

What’s Driving the Move?

The reasons people are choosing Idaho are as diverse as the states they’re coming from, but several key themes stand out:

  1. Employment opportunities: A significant influx of professionals, especially in the medical field — from physicians to specialists — reflects strong demand in Idaho’s healthcare sectors.

  2. Micron and tech-linked work: Micron’s massive expansion project — initially estimated at ~$15 billion and now projected to approach $50 billion by 2029 — continues to draw contractors, specialists, and supporting industries to the region.

  3. Construction and development: General construction and infrastructure roles remain a common reason for relocation.

  4. Business expansion & acquisition: We’re seeing business owners and executives relocate as companies grow or change hands.

  5. Lifestyle drivers: Remote workers, commuters who are willing to travel to neighboring states for job flexibility, families seeking proximity to loved ones, and retirees chasing quality of life top the list.

Notably, quality of life consistently ranks first among relocation motivators, more often than affordability alone — a shift from earlier in the decade when lower housing costs were the primary draw. Given how much pricing appreciated during the early COVID period, affordability still matters but isn’t the singular reason many new arrivals choose the Boise area. In fact, political considerations were cited by a noteworthy number of California buyers as part of their decision-making process.

 

The Bigger Picture

The new Census data shows population growth continuing, even if at a slightly slower pace than the previous year. Idaho’s placement near the top of national growth charts underscores sustained appeal. And locally, the Boise Valley continues to be a hotspot for relocation-driven real estate activity — with buyers drawn by opportunity, lifestyle and community.
