Why Boise's Luxury Real Estate Market Continues to Outperform

Over the past several years, the national housing conversation has centered around shifting market conditions. Rising inventory, slowing sales, and price corrections have become common headlines in many major metropolitan areas.

But a recent Realtor.com Luxury Housing Report identified Boise as one of only two major luxury markets in the United States where home values have fully surpassed their pandemic-era peak. While many luxury markets across the country have softened since 2022, Boise's upper-end market has continued to appreciate, reflecting long-term demand rather than a temporary surge.

Here in Ada County, the most recent market numbers reinforce that strength. Existing home sales climbed 28.9% year over year in June. New construction remained equally active, with 328 newly built homes sold, up 20.6% year over year.

Perhaps even more telling, existing home inventory declined nearly 11% from this time last year. While many national markets are experiencing an abundance of available homes, inventory in the Treasure Valley, particularly within the luxury segment, remains remarkably limited.

We recently sat down with Lysi Bishop to discuss why Boise's luxury market continues to outperform many of its peers across the country.

 

Lifestyle Has Become Boise's Greatest Asset

When asked why Boise has continued to outperform other luxury markets, Lysi's answer was immediate.

"Our supply remains relatively low, and our lifestyle has continued to drive demand."

During the early months of the pandemic, Boise quickly became known as an affordable alternative to many West Coast markets. Between early 2020 and mid-2021, average home prices increased by nearly 50% in approximately 18 months as buyers relocated to Idaho in record numbers. Like many markets, Boise experienced a period of price adjustment beginning in 2022 as interest rates increased. Since stabilizing in 2023, however, prices have resumed a steady, sustainable pattern of appreciation.

"Today," Lysi explains, "we're less commonly chosen because of affordability and much more commonly chosen because of our lifestyle."

That lifestyle has become one of Boise's defining competitive advantages. Within minutes of downtown, residents have access to miles of public foothill trails through the Ridge to Rivers system, the Boise River and Greenbelt, Bogus Basin Ski Resort, neighborhood parks, championship golf, and an expanding collection of locally owned restaurants, cafés, breweries, boutiques, and cultural venues. The city also benefits from two highly regarded hospital systems, strong public and private schools, Boise State University, a thriving arts community, and the convenience of a mid-sized metropolitan area without many of the challenges associated with larger cities.

 

A Luxury Market That Has Matured

Lysi has specialized in Boise luxury real estate for nearly three decades, giving her a unique perspective on how dramatically this market has evolved.

"Prior to COVID, the luxury market was a very small niche," she says. "It wasn't uncommon for luxury homes to take several years to sell because the buyer pool was much smaller."

Today, million-dollar homes are no longer an isolated niche. New custom residences, thoughtfully designed foothill homes, riverfront properties, luxury condominiums, and architecturally significant estates have become a much more established part of Boise's housing landscape.

 

Migration Continues to Shape the Market

California remains the largest source of relocation buyers entering the Treasure Valley, but it is no longer the only one. Today, Lysi says many luxury buyers are arriving from Washington, Oregon, Texas, and Utah, bringing continued demand for high-quality homes throughout Boise, Eagle, and Meridian.

Many buyers are drawn by Idaho's outdoor lifestyle, lower crime rates, favorable business climate, and growing employment opportunities. Micron's historic expansion (now expected to represent roughly $50 billion in investment and support thousands of direct and indirect jobs) has further strengthened confidence in the region's long-term economic outlook.

Tax policy changes in several higher-cost states have also encouraged relocation among luxury buyers seeking both lifestyle and financial advantages.

 

Supply Remains Tight at the Upper End

In many of the Treasure Valley's most desirable luxury neighborhoods, inventory remains limited. Exceptional homes with premier locations, timeless architecture, panoramic views, river frontage, or unique acreage continue to generate significant interest shortly after coming to market. Rather than sitting for months, many of these homes are attracting qualified buyers quickly, reinforcing the continued strength of Boise's upper-end housing market.

As luxury inventory remains relatively constrained and buyer demand continues, competition for truly special properties has remained healthy.

Every real estate market experiences cycles, and no market moves in a perfectly straight line. Yet Boise's luxury market continues to demonstrate characteristics that point toward long-term resilience rather than short-term momentum.
